Terms & Conditions version 2018.10
Inclusive of terms 2016.2 and 2015.10 plus these additions and/or amendments:
Marijuana/Canabis: While consumption is allowed smoking is still prohibited. The point is not the substance but the smoke.
Growing within the property is forbidden except with written approval and within provided limitations.
Move-out and Security Deposit procedure added: The Tenant agrees to these. See separate page.
Self-managed Auto-debit (such as Dwello): the Tenant is responsible to turn off their auto-debit after their last payment.
Condo specific rules: The condo may restrict moving to their schedule including booking of the elevator. Any moving or deposit fees required by the condo will be paid by the tenant.
Social Media Reviews and Complaints vs Defamation: To be fair, tenants agree to neither review us for good nor ill. The Tenant is allowed to complain about the manager or the owner but only to the manager. The Manager works on behalf of the owner and is legally required to do certain things if asked to do them by the owner and cannot do other things without appropriate permission from the owner. A good example is that a tenant wants the fridge replaced but the owner decides to repair only. Parts may take a long time. The manager cannot supersede this direction and it not within the managers power. Another common complaint is when a contractor takes a long time to complete a task. The complaint should be about the contractor and not about the managers ability to "control the contractor." As such a tenant expressing personal performance statements about the manager or management company are considered defamation and not complaints. Doing so can lead to prosecution of the tenant.
