Our pricing is very simple. Two parts. A one-time fee and a monthly fee.
ZERO up front fees. You don't pay anything until we actually do our job.

Full Service Monthly: The greater of $150 or 10% a month.
Basically 10% of rent received but the minimum is $150.
For basements the minimum is reduced to $100
But only when rent is received. No Rent = No Fee.
If the place is vacant or the tenant has not yet paid there is no fee.
We only get paid when you are getting paid.
One-time: New Tenant fee of $435 (this is when you are in the Full Service package)
A La Carte is on the bottom of this screen.
Not due until we have actually found a tenant, signed the lease, and we have received rent.
If the same tenant renews this is NOT charged again.
If the tenant moves out before the end of their first year it is NOT charged again.
In other words this fee is maximum once per year or once per tenant, whichever is LESS.
Premium Service (optional): the greater of $300 or 20%/mth
This includes after-hours availability of management, custom advertising as per client and monthly statements instead of annual.
Inspection Fees
No Charge. (max one per 4 months [free 3 per year outside of the move-in/out. Issue related inspections are also free)
Discounts Available for 3 or more properties
Discounts Available for single dwellings that rent for more than $2500/month.
Optional: Hourly Charges
Non-core service fees range from $50/task to $140/hr depending on the task. Average is $100/hour.
Basically this would be for doing things outside of the actual management agreement.
You would NOT be charged these without first a discussion and permission.
Examples of this would be picking up and forwarding an owners mail or going to the hardware store to pickup parts and drop them off to a tenant or to a contractor for later install. We try to do this during our regular rounds without charging the client at all but if a special trip is needed then we will charge the time.
Another example would be acting like a small contractor completing non-emergency maintenance such wiring in a new smoke detector.
Non-resident paperwork requires significant time commitments and liability. It is a setup charge of $500, a monthly fee of $100 and one month rent must be left as a Deposit.
Note on charges. The charges for Full Service is in relation to leasing. The payment for the acquistion of the tenant occurs over the duration of the tenants occupancy (not merely the lease). For instance, if the rent is $2000/mth the fee related to the occupany may be $585 plus $200/mth the tenant occupies the property. This is not a per month billing but a total billed on a per month basis. Further to this example the fee for a year would be $2985.00. If the tenant stayed longer the $585 would not be charged again but the $200/mth continues for the whole occupancy. For fairness the Manager has made caveats that the $200 will depend on rent actually being received and the $585 would not be charged more than once per year even if the tenant changes.
Other Fees:
If the Owner wishes to sell the property to the tenant the Manager will facilitate the transaction for one-time fee of $5000 and all other termination fees will be waived. If the owner has listed the property with another Brokerage and the tenant is the purchaser the Owner will pay a one-time transaction fee of $2500 or one months rent value, whichever is greater and all other termination fees will be waived.

Condo or Apartment management
PART 1: Self-Service System

- NOTE: we are cooperative with condo boards that enjoy some autonomy to hire and follow up with contractors. We do not require you to call us for everything, it is an opportunity to delegate to us or to do it yourself and save the cost
Designated operating costs (things the condo pays for) are dependent on your system choices and budget such as:
- on-site staff
- on-site computers, filing, designated on-site availability, meetings, etc
- key, fob, remote & parking management systems
- more... but remember - you get to choose
Basic In Person Services are priced per item but can be included in a per door budget. Subject to local staffing.
- Site inspections $150 1/mth, $250 2/mth, $325 3/mth. $100 per visit for 4 or more.
- Board meetings $250 each, max 2 hours included. $120/hr after plus travel time
- Minute preparations, $120/hour. Recordings Required.
- Contractor controls: for example, one time fee of $2000 to manage contracts up to $25,000, this scales up depending on the scope of the project and amount of follow up requested.
Commercial Leasing and management
We quote management of commercial space on a an individual basis but our leasing fee is 3-4% PAID OVER THE TERM OF THE LEASE, in other words, we take leasing fees monthly and not up front. Win - Win.
Already have a tenant?
Our fee is a flat $100/mth for full service until they move out.*
*note: If we have to go to the work of evicting the tenant for you everything marked * is an add on A La Carte.
A La Carte Fee Schedule
(for those who self-manage)

Using our lease: free (new changes in development). This a multi-lawyer developed lease.
Maintenance: we do not charge cost-plus for maintenance unless we have to pay the contractor first. Even then if you pay us within 30 days there will be no charge. For maintenance which exceeds $500 we will NOT pay the contractor in advance, the owner must have a credit card on file for pre-auth or provide it to the contractor at the time it is needed. All work which exceeds $500 will wait to be discussed with the owner first unless it is an emergency.
Showings Only: $89/half hour showing within city limits (requires SelfManageProperties.com subscription).
Advertising/Tenant Finding: One Month's Rent (minimum of $1500), showings included. Move in Inspection Included
Showings will be limited to 12 one hour showings and 6 weeks of advertising.
(note: this option is best for properties over $2500/mth or multi-year leases)
Formal Inspections: $250, this may be move-ins or move-outs
Informal inspections: $175 (This is a more approachable method to tenants and saves you money. It can "become" a formal inspection if we find issues that need to be documented. We recommend using informal for mid-term check ins)
Small maintenance visits: $125 plus materials, Examples are light bulbs or furnace filters. Can be used as smaller informal inspections but we don't go into every bedroom.
General Notice: $100/each
*Eviction notices: $125 each
*Preparation and application to court (RTDRS) for eviction: $500 (plus $150 service fee from the court) includes attendance via phone
*Service of Court Order and Notice of Default: $125 each
If the tenant still has not paid nor left the premises after the Notice of Default period than the enforcement of the court order must be handled by a Civil Enforcement/Collections Agency. We can assist with the transfer of responsibility of that task.
*Disclaimer: these prices are for within city proper limits. For properties outside there is an additional $100 per hour (for travel)
