Condominium Administration
Provided by our partner: Wawatay Management Group Inc (WMGI)
We setup systems the condo board can own,
control and be involved in themselves as needed.
No power struggles for transparency and accountability.
We do NOT charge a percentage on top of projects or maintenance, if the task is large and needs support
we will come to a separate agreement on a rate based on the task or use a third party project manager.
Administration and Customer Support
Administration $23/unit/month.
The minimum monthly charge is $750
Other Optional Services or One-time Charges
Designated operating costs (things the condo pays for) are things we pay for and/or supervise on behalf of the condo corp but remain with the condo corporation if we were to cease administration and are paid for by the condo directly or through us. Examples are:
Residential Leasing (optional, can be per owner or as a pool)
No startup fees
No advertising fees
If the unit is vacant there is no fee.
Management fee is 10% of rent received but we have a minimum of $150 if rent is below $1500.00
$585 reduced to $285 leasing fee for new tenant/move-in within buildings that we manage at the condominium level.
There is NO leasing fee for lease renewals. There is no fee if we need to replace a tenant who breaks their lease.

Optional: we are cooperative with condo boards that enjoy some autonomy to hire and follow up with contractors. If you want to be able to contact contractors directly or even hire your own as a board we do not require that you go through us.
Commercial Leasing (optional)
No startup fees
Advertising is direct billed, no markup. Owner input on advertising is welcome.
If the unit is vacant there is no fee.
Leasing fee is 7%, paid monthly instead of up front
Management fee is 3% of rent received paid monthly but monthly min is $150

- Attending board meetings will be $250/each max 2 hours included.
- Attend site inspections with board member to document findings $150 for 1/mth, $250 for 2/mth, $100 each for 4 or more.
