Tenant Fee Schedule same as version 2016.2
Pre-Paid Maintenance: If the Tenant agrees to pre-paid maintenance including but not limited to changing of furnace filters, lawn seeding, weed and fertilizer treatments, mowing and trimming, etc the Tenant agrees this pre-paid maintenance is a total price for the duration of the Lease and not just a monthly fee. If the Tenant moves out prior to the end of the Lease the Tenant shall still be liable for the total cost to the Owner.
Managers Fees: The Tenant agrees to pay all fees the Owner incurs from the Manager for representation and losses associated with Tenant created costs. Rate is $100 per hour with a minimum of 1 hr per instance. An example is having to allow cleaners into the premises after a poor move-out.
Utility Usage Overages: When utilities are included in a lease up to 110% of historical usage averages and the Tenant exceeds this amount the Tenant shall all overages beyond 100% of historical averages.
When the utilities are included but only up to a fixed dollar amount the Tenant agrees to pay everything over the fixed dollar value.
Tenant Generated Invoices: The Tenant agrees that for every invoice the Owner or Manager must pay on the Tenants behalf such as, but not limited to, utilities, plumbing, internet, TV, phone, accidental/nuisance maintenance calls, etc the Tenant shall pay a fee of $125 to Manager for making payment on the Tenant’s behalf. This will include if the Tenant fails to move any utility into their own name as per the Lease. If Tenant fails to move the utility to their own name and the Manager must send the Lease into a utility provider to make the name change the Tenant agrees to pay the Manager an additional $150 per utility.
Pets: If there is a Pet Fee accepted for a Pet then the Pet fee or fees are non-refundable.
If the move-out is in winter, with snow covering the yard, the Tenant agrees to a pre-pay the Manager’s designated contractor no less than $500 and up to $1000 for repair to the yard until the snow melts and the actual cost can be determined.
Shovelling: The Tenant agrees that if they are away and fail to make snow clearing arrangements then the Manager or designate will do so at a rate of $100 per hour with a 1 hr minimum charge.
Non-Sufficient Funds (NSF): The Tenant agrees to pay for all costs related to NSF charges against the Owner and the Manager’s fee to the Owner for the additional task of seeking the funds after any agreed upon due date. This is typically $50 from the bank and $250 from the Manager.
Move-out Costs: The Tenant agrees to pay for all the Owners costs associated with bringing the rental premises up to the state of the move-in report such as repairs, replacements, painting, cleaning and garbage removal.
Rates are subject to change without notice from contractors but an approximate guideline follows:
$50/hr per worker for cleaning
$175 per pickup load brought to the dump plus any municipal dump fees.
$1000 minimum for painting each 100sqft room. For larger rooms pro-rated based on $10 per sq ft.
$300 per up to 4” diameter patch repair. Pro-rated for larger holes at $20 per sq inch.
Loss of Rent: The Tenant understands and agrees that they are responsible for lost rent for every day, at the rental pro-rated amount, that the premises is not up to at least the state of the move-in report plus the required professional steam cleaning of all carpets and upholstery.
Lease Assumption Assistance: $1000 plus advertising costs. Tenant must do showings themselves. If we do showings then $50/half hour showing.
